“There’s always a want for land,” says auctioneer Eamonn Gaffney

Kellys Public House, B&B and Bait Shop in Co. Cavan went under the hammer this week. Eamonn Gaffney Auctioneers sold the commercial property online for €370,000. Five online bidders vied for the sought-after establishment, which is located in Main Street, Killeshandra.

Eamonn Gaffney was clearly pleased with the result. “We were happy yes. As, number one, it’s good to have a property like it to sell, number two, we had a nice bit of interest in it, and number three, we had active bidders on the day. Also, most importantly for the seller and for ourselves that we got a result and got it sold,” he says.

The Kellys Public House sale was all online, and “there was no one bidding in the room at all,” he notes. “But last week we had an auction with LSL with bidders in the room as well, and all four lots sold in the room and we also had a bit of activity on the LSL App. The old saying goes that there’s no such thing as bad publicity, so definitely LSL has helped us.”

The next Eamonn Gaffney sale to look out for is 4 Lots at Rosskeeragh, Belturbet, Co Cavan. This c. 68 acre residential farm includes cattle accommodation and handling facilities, and goes on public auction on Thursday, 1st December 2022 at 15:00 in The Seven Horseshoes, Belturbet, and online with LSL Auctions.

Lot 1 offers c. 31.5 acres with a residential property; Lot 2 c. 30 acres; Lot 3 c. 6.5 acres with a 4 bay single slatted shed, cubicle shed, cattle handling facilities and other out offices; and Lot 4 is the entire property.

The auctioneer is hoping that it will sell on the day and that “there’ll be lots of activity in it too hopefully.” For more information on the property, see here.

Mr Gaffney’s observation on the overall market at the moment is that, “For land it’s very good for the right type of land. On the property end of things, I suppose it depends on the price and the location and the condition.”

He points out that business is buying up bigger blocks of land, and also highlights the demand value of dry land, “and land in a good part of the country, and size is a consideration too. There’s always a want for land.”

With farmers particularly under pressure in the current economic climate is more farmland coming up for sale? “Ah, I’d say there were worse times. The dairy prices are good at the minute, beef prices are very good as well, tillage is going well. I know their input costs are high as well, but farmers had worse years to be honest,” he comments.

As 2022 comes to an end, the auctioneer says that, “We’re probably winding now for this year and next year is another year. It will be a little bit quiet probably for the start of the first quarter of 2023, but hopefully thereafter that we’ll get our fair share of the properties coming up.”
